The problem in this photo shows how the flat roof has split with time. Failure to rectify this problem will lead to timbers below the felt becoming wet and eventually needing to be replaced making the job much more expensive and could in effect mean having to replace the ceiling below as well.

 

Once a year R.P Brightman recommends you do the following.

Check your flat roof and make sure there is no sign of bubbling or splitting. Catching a problem early can save you hundreds of pounds in the long term.

Make sure gutters, downpipes and valleys are clear of debris so water can run freely from any surface, be it pitched or flat.

Make sure the pointing around leadwork or your flat roof is intact. Water will penetrate even the smallest of cracks and will slowly eat away the timbers below

Check roof tiles and make sure they are not cracked or missing.

Visually inspect your roof felt and make sure it is not torn or defective. This can be inspected from your loft space.
